What We’ve Achieved

Pyrenees Shire Council has secured two major funding outcomes that together unlock the next generation of housing supply in Beaufort. Through the $2 million Commonwealth Housing Support Program, Council can now deliver the enabling infrastructure needed to bring new residential lots to market, supporting long term population growth and easing local housing pressure.

This builds on 2024’s success in securing $3.4 million from the Regional Worker Accommodation Fund, which fully funds the construction of 10 new dwellings for essential workers, a critical gap identified through Council’s ongoing housing needs analysis.

Grantus supported Council across both milestones: peer reviewing the HSP submission, strengthening the evidence base, and preparing business case materials and the strategic land development framework that followed. These investments position Beaufort for sustainable growth and signal strong confidence from both State and Commonwealth governments in Council’s capability to deliver.

Funding Context

The Housing Support Program is a national investment supporting enabling infrastructure that unlocks new housing supply and accelerates development in areas with clear need. Pyrenees Shire demonstrated strong alignment, with documented evidence of market failure, high infrastructure costs, and an undersupply of diverse, affordable housing.

The Regional Worker Accommodation Fund targets regions where workforce shortages are directly linked to housing constraints. Beaufort’s tight rental market, essential worker shortages and strategic economic role made it one of the strongest propositions in the program.

Why It Matters

  • Unlocks 34 residential lots for future housing in a strategically located growth township.
  • Provides 10 dedicated, high quality worker accommodation to support employers in health, education, agriculture, trades and tourism.
  • Strengthens local population growth and underpins essential services such as schools, healthcare and retail.
  • Stimulates economic activity through construction, supply chain benefits and long term household expenditure.
  • Builds community resilience through greater housing diversity and improved liveability.

About the Project and Next Steps

The Burke Street project delivers the enabling infrastructure required to activate a new residential precinct, including roads, drainage, sewer, water, power and associated works. With Commonwealth funding secured, Council will complete servicing for the development, paving the way for staged release of lots and future residential construction.

Complementing this, the RWAF funded dwellings will provide purpose built, energy efficient homes for essential workers, helping to address critical labour shortages.

Grantus’ business case and Investment Logic Map work has also helped Council assess future delivery options, financial implications and a scalable model for precinct development.

Council will now progress detailed design, procurement, construction works and staged land release through to completion in 2026.
